APPLICATION PROCESS

 

AGENCY DISCLOSURE: Promax Management, the listing Broker, represents the Landlord.

 

FAIR HOUSING: Promax strictly adheres to all Federal, State, and local Fair Housing Laws. Promax will not discriminate based on race, color, religion, national origin, sex, elderliness, familial status, or handicap.

 

PLEASE NOTE: When viewing the property please do a thorough inspection.  Unless otherwise agreed to in writing the home is leased in as-is condition. Prior to submitting your application, we encourage your agent to call us to verify what improvements, if any, will be made and how the house will convey.

 

Request for repairs, modifications, and improvements must be included with the application, which will be presented to the Landlord for consideration.

 

READ: The Deed of Lease, which is compliant with the Virginia Residential Landlord Tenant Act, and the Virginia Bill of Rights for Tenants. We recommend you review these documents with your Agent prior to submitting your application.

 

SUBMIT:

• A completed application with signatures from all parties. Incomplete applications will not be processed.

• A non-refundable application fee of $60 for each adult listed on the application. The fee may be paid by personal check, money order, certified funds, or through PayPal.

• A Signed Residential Verification Release (available on our website )

• A copy of a government issued ID for all adults listed on the application.

• Proof of income by either a copy of your most recent paystub, offer of employment, LES for Military, or the last two years of tax returns if you are self-employed.

• A copy of your agent’s business card.

 

UNDERSTAND: The application process may take up to 3 days to process, which includes presenting the app to the/landlord.

If approved by the landlord, we will notify your agent. ​A deposit equivalent to a full month’s rent must be received within 2 days of approval. The deposit may be paid by personal check if the proposed occupancy date is 15 days or more away. If not, funds must be paid by certified funds (cashiers’ check or money order) payable to Promax Management. Bank wire is available upon request. 

 

Once the lease is signed by all parties your deposit will be deposited and applied towards the monies owed. If the lease is not signed within two business days of notice of approval, your earnest money deposit will be returned in full, and the property will be placed back on the market for rent.
